Yahya: Property development planning must be in sync with the town plan

Deputy Chief Minister Datuk Seri Panglima Yahya Hussin reminded developers and all relevant parties involved to take the master plan of the surrounding areas into account during the blueprint planning of their future property development projects.
“In the future, housing, shop lots, highrise building projects and such like should only be approved after it has fulfilled these requirements,” he said. “Developers should not concentrate on the development within the boundaries of their project only.”
He also urged local authorities to not only examine each application within the areas of individual projects but also its surrounding areas to ensure that the development plans complement the master town plan itself.
Citing the central area of Putatan town as an example, Yahya said, “I suggest, the developers’ future applications must reflect an overall holistic consideration before it is approved in order to avoid piecemeal and fragmented developments.”
“Putatan town suffers from bad traffic-flow congestion for this reason. You will see badly planned narrow roads because their contruction was restricted within the confines of the land title directly involved. This is also the reason for the dead-end roads found in some parts of town,” he said.

“We must formulate an effective plan, adapted to modern conditions and move pass the colonial era when people thought they were required to plan within the area of their title only,” he added.
Housing projects like the Putatan Platinum Apartments located between the vicinity of Giant Hypermarket and Survey Supermarket has 1012 units.Once these apartments are occupied the area’s population will instantly increase to more than 1012.

Vehicles in the area are expected to increase in large numbers as well, thus adding further to the congestion.
The Putatan Road is also the main traffic thoroughfare for motorists travelling daily on the west coast of Sabah. The state government is continuously searching for alternative routes to help alleviate its traffic congestion before the actual upgrading work of the Putatan - Petagas road can commence. – Insight Sabah
